Choosing where to stay in Chiang Mai
Chiang Mai is compact enough that the choice between areas is more about atmosphere than convenience. The old city is walkable to the main temples and the Sunday and Saturday markets. Nimman has better cafes and restaurants. Riverside is quieter and more upscale. All three are accessible to the Night Bazaar area within 15 minutes by tuk-tuk or Grab.
Old City
Inside or immediately adjacent to the moat. The right choice for temple access and the Sunday/Saturday Walking Streets. The old city has a good mix of budget guesthouses, boutique hotels in converted heritage houses, and a few mid-range properties. Fewer international chains. The main drawback: less cafe and restaurant variety than Nimman.
Budget — Bed Nimman Hostel / Old City equivalent — ฿300–600 for dorm, ฿800–1,500 for private rooms in well-run guesthouses. Sheepliving, Stamps Backpackers, and Deejai Backpackers are frequently recommended.
Mid-range — Tamarind Village (฿3,500–7,000). The benchmark boutique hotel in the old city — 42 rooms around a tamarind tree courtyard, genuinely Thai in character without being a pastiche. Excellent breakfast. Book ahead in high season.
Mid-range alternative — 137 Pillars House (฿4,500–9,500). A restored Lanna merchant house with a plunge pool. More expensive than comparable properties but the setting is exceptional.
Nimman (Nimmanhaemin Road)
The university-adjacent neighbourhood with Chiang Mai’s best cafe scene. Nimman Road itself and the numbered sois (1–17) running off it are full of independent restaurants, art galleries, and specialty coffee shops. The One Nimman mall is at the end of the road. Less temple access (10–15 minutes by tuk-tuk), but significantly better for remote workers and those who want a local neighbourhood atmosphere.
Budget – Bed Nimman (฿450–750 dorm, ฿1,100–1,800 private). Attached to a good cafe and with a pool. One of the best-run hostels in northern Thailand.
Mid-range — Akyra Manor Chiang Mai (฿3,800–7,500). One of the best design hotels in Nimman. Rooftop pool, excellent breakfast, accessible to the main Nimman restaurant strip.
Riverside
The Mae Ping river runs south of the old city. The riverside area is quieter than both the old city and Nimman, with several upscale properties and a slightly more relaxed pace. Better for honeymooners or those who want a resort feel within the city. Riverside restaurants here serve good food with water views.
Upscale — Anantara Chiang Mai Resort (฿7,000–14,000). The best riverside property. Former British consulate site — heritage buildings and tropical gardens along the Mae Ping. Pool, spa, excellent service.
Mid-range — Ping Nakara Boutique Hotel (฿3,500–7,000). Colonial-style rooms with four-poster beds. A quieter alternative to the old city boutiques.
Practical notes
- High season (November to February) requires 2–3 months advance booking for the best mid-range options
- The Songkran festival (Thai New Year, mid-April) sees the old city fully booked — prices rise sharply
- Grab operates reliably in Chiang Mai — the official tuk-tuk rate is ฿40–80 for short trips but negotiate before getting in
- Most guesthouses include breakfast; most boutique hotels do not (unless specified)
